HOUSE RULES

Please ensure every guest in the party is familiar with our house rules and house manual instructions.

  • Smoking and/or vaping is not permitted in the house.
  • Parties or unauthorized guests above the stated occupancy of the property are not allowed.
  • Be respectful to our neighbors and the community and keep the noise to a minimum.
  • No fires or coals are allowed on the decks, balconies, or porches.
  • The use of fireworks is not permitted.
  • Illegal substances are not allowed on the premises.
  • Do not rearrange the furniture or décor.
  • Refrain from activities that may damage the condition of the property for future guests or which result in excessive maintenance or cleaning.
  • The property is not childproofed, children must always be monitored by responsible adults.
  • Please do not flush anything down the toilet besides toilet paper.
  • Please exercise caution when enjoying the house amenities by following the posted instructions.
  • Please be mindful when exploring the grounds. It's advisable to wear appropriate clothing and use insect repellent to avoid tick bites, and avoid touching any unfamiliar plants to prevent exposure to poison ivy.

  • We do not provide firewood for the fireplace or the fire pit.

PET/SERVICE ANIMAL RULES

Please inform us if you are planning on bringing your pet and provide their age and breed since not all types and/or breeds are allowed. Ensure the pets are included in your reservation details so proper pet fees are assessed on your booking.

  • Please keep the pet off of furniture and bedding.
  • Clean up accidents swiftly. If there is an accident that you're not able to clean yourself, please let us know as soon as possible.
  • Guests are responsible for any damage caused by their pet. The pet fee is designated for the additional cleaning service and will not be applied to the cost of any damages caused by the pet.
  • The pet must be crated if left without supervision.
  • Pets must be on a leash or in a carrier when outside of the home.
  • We do not know all of the plants that grow on the property. Please be mindful of how your pet interacts with the wildlife in the area.
  • Please pick up after your pet outside.

WILD ANIMALS

Please be aware that our property is located in a natural setting and may be visited by wild animals such as raccoons, foxes, coyotes, and occasionally black bears. While these animals are generally harmless and mostly active at night, it is important to use caution and be mindful of your surroundings while on the property.

Here are a few tips to help you stay safe:

  • Keep a safe distance from any wild animals you encounter. Do not approach or try to feed them.
  • Keep all food and trash securely stored to prevent attracting animals.
  • If you see an animal acting aggressively or exhibiting unusual behavior, notify us immediately.
  • Use caution when hiking or exploring the property, and be aware of your surroundings at all times.

FIRE PIT

SAFETY RULES:

  • Only use approved fire pit fuels like dry wood and fire logs. DO NOT use accelerants like gasoline.
  • Have a bucket of water, a hose, or a fire extinguisher readily available to quickly control the fire if needed.
  • Never leave the fire unattended, especially if there are children or pets present.
  • Keep the fire at a manageable size. A smaller fire is easier to control and produces less smoke.
  • Don't overload the fire pit with excessive wood or other materials.
  • Check wind direction before lighting the fire to prevent smoke and sparks from causing issues. Avoid burning a fire in windy conditions.

INSTRUCTIONS FOR STARTING A FIRE:

  • Use dry, seasoned wood. Arrange the wood in a teepee or log cabin structure for better airflow.
  • Place fire starters or crumpled paper at the center of the wood pile to help ignite the fire.
  • Use long-reach lighters or matches to ignite the fire starters. Avoid using liquid accelerants.
  • Once the fire is established, add small amounts of wood gradually to maintain a steady burn.

INSTRUCTIONS FOR EXTINGUISHING THE FIRE:

  • Let the wood burn down to ash. Avoid leaving large, burning logs unattended.
  • Pour water over the embers, stirring with a long-handled tool to ensure all embers are cooled.
  • Before leaving, feel for any remaining heat. If it's still warm, continue adding water and stirring.

PROPANE GRILL

SAFETY RULES:

  • The grill is designed to use propane fuel only. Charcoal, wood, or other alternative fuels are not permitted.
  • Do not move the grill to a different location. 
  • Wear appropriate clothing when operating the barbecue, avoiding loose or flowing garments that could catch fire.
  • Be mindful of wind conditions. If it's too windy, consider postponing barbecue use to prevent flare-ups or accidental ignition of surrounding materials.
  • Ensure that you are aware of the location of the nearest fire extinguisher.
  • Avoid overcrowding the barbecue area. Ensure there is enough space for safe movement and operation.
  • Keep children and pets at a safe distance from the barbecue while in use. Establish a designated play area away from the cooking area.
  • Keep flammable materials, such as paper towels, away from the barbecue while in use.
  • Stay attentive to the barbecue while cooking. Adjust the heat as needed and be cautious of flare-ups.
  • In the event of a flare-up, keep the lid closed to starve the flames of oxygen. If necessary, use a fire extinguisher.
  • In the event of a gas odor, immediately turn off the grill burners, close the propane tank valve, and vacate the area until maintenance personnel can inspect and ensure operation can be resumed.

USAGE INSTRUCTIONS:

  •  Follow the lighting instructions on the grill. Turn on the propane tank, open the burner control, and use the igniter button or a long-reach lighter to start the barbecue.
  • Preheat the barbecue to the desired temperature before cooking.
  • Stay attentive to the barbecue while cooking. Adjust the heat as needed to prevent overcooking or burning the food.

CLEAN-UP DIRECTIONS:

  • Turn off the burner controls and the grill to cool for at least 15 minutes
  • Brush the cooking grates to remove any residue. For stubborn grime and leftover food particles use a grill brush or scraper.
  • Empty the grease tray into a suitable container. Wipe it clean to prevent buildup.
  • Close the propane tank valve tightly after each use.
  • Wait for the grill to cool down before placing the cover back on.

HEATING

The heat in the home is controlled by the two NEST thermostats, one on each floor.

For the colder months we have provided additional heaters in each bedroom to serve as a supplemental source of heat in the event the main heating is not sufficient to maintain warmer temperature.

The lower level also has mini split systems that could be used as an additional source of heat if needed.

The fireplace can be utilized as a source of heat if needed as well.

FIREPLACE

SAFETY RULES:

  • Only use approved fire fuels like dry wood. DO NOT use accelerants like gasoline.
  • Always use seasoned, dry wood to prevent excessive smoke and soot buildup.
  • Never leave the fireplace unattended, especially if there are children or pets present, or when sleeping.
  • Never overload the fireplace with too much wood, as this can lead to overheating and potentially cause a fire.
  • When opening the stove door, do so slowly to prevent smoke from billowing out into the room.
  • Keep the area around the fireplace clear of any flammable materials, furniture, or decorations. 
  • When you're finished using the fireplace, use a fireplace tool to spread out the embers and allow them to cool gradually.

 

STARTING THE FIRE:

  • Build a Fire Base: Place crumpled newspaper or small pieces of kindling in the center of the fireplace grate. Arrange larger pieces of seasoned firewood on top in a crisscross pattern to allow for airflow.
  • Light the Fire: Use matches or a lighter to ignite the newspaper or kindling in several places. If using matches, ensure they are long enough to avoid burning your fingers.
  • Add Kindling: As the fire starts to catch, gradually add more kindling to help it grow. Avoid smothering the flames by adding too much wood too quickly.
  • Feed the Fire: Once the kindling is burning steadily, add larger pieces of firewood to the fire. Place them on the burning kindling, allowing space between the logs for airflow.

 

MAINTAIN THE FIRE:

  • Add Firewood: As the fire burns down, add additional firewood as needed to maintain the desired size and intensity of the fire. Avoid overloading the fireplace with too much wood at once, as this can smother the flames and create excess smoke.
  • Use Fireplace Tools: Use fireplace tools such as a poker, shovel, and brush to rearrange the logs, remove ashes, and tend to the fire safely. Never use your hands to adjust burning logs or remove hot ashes.

Monitor and Maintain: It's important not to let the fire go out if you want to keep the room warm.

HOT TUB

  • To open the hot tub, unclip the cover and fold it halfway back. Then from the right hand corner as you are looking at the tub, gently push the cover diagonally toward the back left side and then lift. Please clip the cover back into place when you are finished
  • The hot tub is treated in between every stay.
  • After setting the desired temperature please keep the jest off and the cover closed to reach that temperature quicker.
  • Please shower before using the hot tub to get off most particles, oils, cosmetics, and hair and skin products.
  • Stay hydrated before getting into the hot tub.
  • Do not wear shoes or street clothes in the hot tub.
  • Do not allow pets in or around the hot tub.
  • Do not use glass containers in or around the hot tub.
  • Do not eat, or drink, or use soap and shampoo while INSIDE the hot tub.
  • Do not urinate, spit, or conduct adult activities in the hot tub.
  • Alcohol or drug use before or during the hot tub use is not recommended.
  • Keep your head, arms, and upper chest out of the water to avoid overheating.
  • Get out if you feel dizzy, overheated, nauseous, or unwell.
  • Be careful when getting out so you don’t slip and fall.
  • Shower after use to rinse off hot tub chemicals.
  • Pregnant women, children 12 and under, and those with heart disease should not use the hot tub.
  • If you are taking medication of any kind, or being treated for diabetes, have open wounds, low or high blood pressure, strokes, epilepsy, weakened immune system, or other conditions, or are otherwise compromised, consult your physician before using the hot tub.
  • The hot tub is meant to stay on all the time - please keep the temperature between 95 and 100 at all times.
  • Do not sit, lay, or stand on the hot tub cover – it will collapse into the hot tub.
  • Please keep the cover on when not in use.

HOT TUB COVER

SAUNA

Using a sauna can be a relaxing and health-promoting experience, offering benefits such as stress relief, improved circulation, and detoxification. To ensure a safe and enjoyable sauna experience, it's essential to follow specific guidelines and safety rules. Always listen to your body and prioritize your health and comfort during your sauna sessions.

SAFETY RULES:

  • If you feel unwell or have a fever, avoid using the sauna.
  • If you have any pre-existing health conditions (e.g., heart disease, respiratory issues, high blood pressure, or are pregnant), consult your doctor before using a sauna.
  • Never use a sauna alone, especially if you are new to it. Always inform someone of your sauna session.
  • Children should only use saunas under adult supervision and for shorter durations.
  • Drink plenty of water before entering the sauna to stay hydrated. Avoid alcohol and heavy meals before your session.
  • Take a shower and thoroughly cleanse your body to remove any dirt, oils, or lotions. This helps keep the sauna clean and allows for a better detoxifying experience.
  • Remove all metal jewelry before entering the sauna, as it can become very hot and cause burns.
  • Wear a towel or a swimsuit.

DURING THE SAUNA SESSION:

  • Enter the sauna calmly and close the door to maintain the temperature.
  • Typical sauna temperatures range from 150°F to 195°F (65°C to 90°C). Adjust the temperature to your comfort level.
  • Once the heat reaches 150 (thermostat on the wall), put water in the bucket & pour a little water (one cup every couple of minutes) on the stove to create humidity.
  • For beginners, start with 5-10 minutes per session. Avoid staying longer than 20 minutes in one session.
  • If you feel dizzy, lightheaded, or uncomfortable, leave the sauna immediately and cool down.
  • Breathe normally, but be aware that the air may feel hot. If you feel it's hard to breathe, exit the sauna and cool down.
  • Use the time in the sauna to relax, meditate, or practice deep breathing.
  • When done, please empty the bucket and set the equipment back to its original arrangements.

AFTER THE SAUNA SESSION:

  • After leaving the sauna, cool down gradually. Take a lukewarm or cool shower or bath. Avoid cold plunges unless you are experienced and in good health.
  • Drink plenty of water or electrolyte-replenishing beverages to rehydrate your body.
  • Allow your body to rest for at least 10-15 minutes before engaging in any strenuous activities.

CONVENIENCE FEES

We like to be as accommodating as possible and some fees could be waived in certain special circumstances.

  • Early Check-in Fee (before 4:00 PM): $100
  • Late Check-out Fee (after 11:00 AM): $100
  • Dishwashing fee (only if dirty pots, pens, and large number of dishes are left in the sink): $100
  • Grill cleaning fee (only if not cleaned after use): $50

TRASH

The garbage container is located in the parking area to the left as you are exiting the home.

  • Please double bag any garbage containing food waste and tie the bags to minimize the attraction of wild animals.
  • Please make sure to dispose of the garbage bags by placing them fully inside the container.
  • The garbage container is equipped with a metal bar that prevents animals from entering and taking out the garbage.
  • Please engage the closure bar by pulling it forward above the container lids and latch the security closure with the attached carabiner. Video instructions are included HERE.

  • Pickup is on Thursdays

CHECK-OUT INSTRUCTIONS

CHECK-OUT TIME IS 11 AM

Please follow the check-out instructions:

  • Load and run the dishwasher.
  • Take the garbage out and place it inside the designated bins. If the bins happen to be at full capacity, please keep the garbage indoors to prevent any potential attraction of wild animals.
  • No need to strip beds or start laundry.
  • Don't forget to check all closets and drawers for any personal items.
  • Set heat to 60° in the winter months and AC off in the summer.
  • Turn off all lights.
  • Close and lock all doors and windows.

We encourage guests to communicate through the messaging platform where the reservation was booked. Our team monitors messages regularly from 8 AM to 8 PM, and periodically outside of these hours to ensure timely responses.
