HOUSE RULES
- No smoking (including vaping) in the house
- No parties or unauthorized guests (we allow for 12 guests)
- Be respectful to our neighbors and keep the noise to a minimum
- No fires or coals are allowed on the decks
- Use of fireworks is not permitted
- No illegal substances allowed on the premises
- Do not rearrange the furniture or décor
- Refrain from activities that may damage the condition of the property for future guests or which result in excessive maintenance or cleaning
- The property is not childproofed, children must always be monitored by responsible adults
- Please exercise caution when using the grill by following the instructions, and making sure to turn off the gas when done
- We ask that you clean the grill the best you can after each use and do NOT put the grill cover on while the grill is still hot
- Please do not put grease, food or oil down the sink
- If you want to make a fire in the pit, please make sure to fully extinguish when you're done
- The pond is not intended for swimming or watersports and is expressly off limits
- Please don't feed or disturb the animals
- Hunting on the property is not permitted
- Please do not flush anything down the toilet besides toilet paper and please be mindful of using multiple water sources at the same time (for example, if you are running the dishwasher, only one shower should be used at a time)
HEAT AND AC
Temperature may be adjusted on black devices located on tables, dressers and nightstands, depending on each room.
Adjusting the temperature of your AC:
- Use the up or down button to set the temperature of your choice.
Changing the mode of your AC:
- Touch the menu button once. The AC modes will start blinking. Use the up or down button to select the mode (e.g. Cool, Heat, etc.). The "auto" function doesn't work as well. On extremely humid days, you can set it to dry.
Changing the fan speed:
- Touch the menu button twice. The fan speed icon will start blinking. Use the up or down button to change the fan speed.
Adjusting the swing position:
- Touch the menu button thrice. The swing position icon will start blinking. Use the up or down button to select the swing position.
HOT TUB INSTRUCTIONS
- You must shower before using the hot tub in order to get off most particles, oils, cosmetics and hair and skin products
- No shoes, street clothes, pets or glass containers in or around the hot tub
- Do not eat, or drink, or use soap and shampoo while INSIDE the hot tub
- Do not urinate or spit into tub, or conduct adult activities. Please shower after use to rinse off hot tub chemicals
- Pregnant women, children 12 and under, and those with heart disease should not use the hot tub
- If you are taking medication of any kind, or being treated for diabetes, have open wounds, low or high blood pressure, strokes, epilepsy, weakened immune system or other conditions, or are otherwise compromised, consult your physician prior to use of the hot tub
- Keep your head, arms and upper chest out of the water to avoid overheating
- Get out if you feel dizzy, overheated, nauseous, or unwell
- Stay hydrated before getting into the hot tub
- No alcohol or drug use before or during hot tub use
- The hot tub is meant to stay on all the time - please keep temperature between 100 and 104 at all times
- Put on the blue thermal layer and close and clip the lid when you are finished
- Be careful when getting out so you don’t slip and fall
- Do not sit, lay or stand on the hot tub cover – it will collapse into the hot tub
- Please keep the cover on when not in use
- The hot tub is treated in between every stay

TOWELS AND BLANKETS
- Towels for the hot tub can be found in the top drawer of the dresser in the bedroom with twin beds under the window facing the hot tub.
- Extra bath towels can be found in the laundry room cabinet
- Blankets that are OK to take outside for picnics are in the bottom drawers of the dresser at the bottom of the stairs

The garbage bins are located by the garage doors
- Pickup is on Mondays
- Please make sure to dispose of the garbage bags by placing them inside the designated bins. If the bins happen to be at full capacity, please keep the garbage indoors to prevent any potential attraction of wild animals
QUIET HOURS
10pm - 8am
PET RULES
- Please inform us if you are planning on bringing your pet and provide their age and breed
- Certain breed of dogs may not be allowed
- Please keep the pet off of furniture and bedding
- Clean up accidents swiftly. If there is an accident that you're not able to clean yourself, please let us know as soon as possible
- Guests are responsible for any damage caused by their pet. The pet fee is designated for the additional cleaning service and will not be applied to the cost of any damages caused by the pet
- The pet must be crated if left without supervision
- Pets must be on a leash or in a carrier when outside of the home
- We do not know all of the plants that grow on the property. Please be mindful of how your pet interacts with the wildlife in the area
- Please be mindful of the pond - it is approximately 4-5 feet deep
- Please pick up after your pet outside
CONVENIENCE FEES
- Early Check-in Fee (before 4:00 PM): $100
- Late Check-out Fee (after 11:00 AM): $100
- Dishwashing fee (only if dirty pots, pans, and large amount of dishes are left in the sink) : $100
- Grill cleaning fee (only if not cleaned after use): $50
CHECK-OUT INSTRUCTIONS
- Check-out time is 11am
- We would appreciate you loading and running the dishwasher
- No need to take the garbage out unless it's in your way. If you do please make sure to place them inside the designated bins. If the bins happen to be at full capacity, please keep the garbage indoors to prevent any potential attraction of wild animals.
- No need to strip beds or start laundry
- Don't forget to check all closets and drawers for any personal items
- Please turn off the lights
- Set heat to 61° in the winter months and AC off in the summer
- Close and lock all doors and windows
